Housing Rules & Policies
Maintenance
To be reported through the advised channels.
The following are deemed emergencies and will be attended to within 24 hours of the issue being logged:
- Major water leak
- No electricity in the entire apartment (excluding load shedding)
- Electrical sparks or burning smell
- Fire or smoke
- Flooding
- Broken main entrance door that cannot lock
- Plumbing blockage causing overflow
All other maintenance issues will be dealt with during normal working hours and generally carry a 72-hour turnaround time.
Visitors Policy
- A maximum of 2 visitors per tenant is permitted at any one time.
- Only 1 overnight visitor is permitted per bedroom.
- Overnight visitors are limited to a maximum of 2 stays per month.
- Roommate permission is compulsory for all overnight guests.
- Overnight visitors will be charged R300 per night.
- No overnight visitors aged 25 years or older are permitted.
- Parents, relatives, or family members are not permitted to sleep over in apartments.
- The accommodation is strictly reserved for students only.
- Visitors are not permitted on the premises between 02h00 and 07h00.
- All visitors must sign in and sign out with security at the main gate.
- Failure to sign out will result in a R500 fine per visitor for the account of the tenant being visited.
- The tenant is fully responsible for their visitors' behaviour and any damage caused while on the premises, to be billed to the tenants account.
- Any tenant wishing to have more than 2 visitors at a time must contact Michelle at least 24 hours in advance for approval.
Noise Policy
Quiet Hours
- Sunday - Thursday: 22h00 - 08h00
- Friday - Saturday: 00h00 - 08h00
- During exam periods, quiet 24-hour rules apply.
- Excessive noise will result in a R500 fine per incident.
- Continuous disturbances may lead to disciplinary action and possible eviction.
Access Control
- All students must enter the premises via the pedestrian gate using the biometric access system.
- Entry through the vehicular gate is permitted only when entering with a motor vehicle displaying a valid The Rezident parking disc.
Respect & Conduct
This policy applies to staff, fellow student tenants, and all people on the premises.
Zero tolerance for:
- Harassment
- Verbal or physical assault
- Discrimination
- Disorderly conduct
All residents, staff, and visitors must treat one another with respect, regardless of race, religion, or gender.
Health & Fire Safety
- Quarterly inspections will take place with prior notice.
- No bar heaters are permitted on the premises. Confiscation and a R500 fine will apply.
- Irons, hair straighteners, curling irons, and similar appliances must be unplugged when not in use. Failure to do so may result in a R500 fine.
- No candles are permitted anywhere on the premises.
- Tampering with fire and safety equipment is strictly prohibited.
Drugs & Alcohol
- The Rezident maintains a zero-tolerance policy regarding illegal drugs, including marijuana.
- Alcohol abuse, intoxication, or disruptive behaviour will result in disciplinary action.
Pool Area Safety
- No glass items of any kind are permitted in or around the pool area.
- This includes glass bottles, drinking glasses, containers, or any breakable glass items.
- Non-compliance may result in immediate confiscation and disciplinary action.
Weapons
- No weapons of any kind are permitted on the premises.
- This includes BB guns, pellet guns, airsoft guns, knives intended as weapons, or any similar items.
Balconies
- No washing, towels, bedding, or clothing may be hung over balcony railings.
- Residents may use a small clothing horse or drying rack within the balcony area.
Walls & Structures
- Jumping over walls, climbing fences, or climbing on any structures is extremely dangerous and strictly prohibited.
- Any such behaviour may result in disciplinary action.
